DEAL STORY: The property was built by the father and operated as a father/son duo. As time went on, the thought of running a storage facility for the next 40 years did not excite the son or align with his future vision. Originally, the owner listed "For Sale by Owner" thinking that was the best approach. After a very frustrating and busy first 30 days, they father got connected with Andy to help him through the process. A man of action, Andy jumped in to explore what they both really wanted to get out of the sale and how to best get there. With the deep expertise in underwriting, a thorough network of inverstors and understanding the nuance of the Bowling Green market, Andy was able to bring a very experienced operator to the table. After a courtesy site visit, a contract was negotiated and the deal was off and running.
The transaction created a true win-win outcome. At the end of the day, the family run business had a clean exit with father retiring and the son off to new ventures. The deal also presented an excellent opportunity for the buyer to add value through both management improvements, expansion and adding scale to their portfolio.
